Mr Phil was a wonderful guy and a friend to Lebanon. A very hard worker great family and we will miss he dearly.

My mother and I send our sincere sympathy to you and your family on the loss of your Dad. He and my father were good friends and they enjoyed a lot of good times together. Phil was one of the best real estate brokers I ever worked with. He would bake apple pies and always gave me one. Cookie and he would have me over for a kosher lunch on occasion. I only heard him swear once, he got a speeding ticket and I laughed and said "how", you never go over 50.(he was in a 25mph zone).
He once owned a 6 family in Jewet City and one day while collecting rents a little boy said "Mr. Segal would you like to buy some eggs?" And of course Phil said sure where are they. The kid then lead him upstairs to his mothers' apt.( which was in Phil's building) and low and behold the mother was raising chickens in a back bedroom. To this day it still is the funniest real estate story I ever heard.
Phil was quite a guy, I am most fortunate to have known him. thruout my real estate career.
